That the Regional Board authorize the issuance of Development Variance Permit No. 25-001 to allow a reduction in parcel line setbacks for the property identified as PID 032-186-011 as follows:

  1. reduce the Front Parcel Line setback from 7.0m to 2.0m for the northwest corner of the existing dwelling;
  2. reduce the Front Parcel Line setback from 7.0m to 2.7m for the northeast corner of the existing dwelling, including the proposed deck and addition only; and
  3. reduce the Rear Parcel Line setback from 5.0m to 0.02m for the existing shed only;

within PRRD Zoning Bylaw No. 1343, 2001, subject to the applicant obtaining an Encroachment Permit from the Ministry of Transportation and Transit.
